3 Reasons to Get a Pre-Listing Inspection

Why is it important to pre-inspect your home before listing it for sale?

There are three main benefits, and I want to go over each of them with you today:

1. You can address potential issues upfront. If you list with me and do a pre-inspection report, I can look it over and pull items that could be red flags for potential buyers. Over my 20 years of experience, I’ve learned which items alarm buyers. It’s much easier to fix problems when you aren’t under a time crunch or the scrutiny of a potential buyer. You will make better decisions, and the home-selling process will go much smoother.

2. It conveys a confident message to your buyers. If you share your inspection report with your buyers, you’re sending the message that you know the condition of your home and have priced it accordingly. No one will be able to claim you were trying to sweep an issue under the rug.

3. You can negotiate a shorter due diligence period. During the due diligence period (aka termination option period), the buyer can terminate the contract for any reason. With a pre-listing inspection, this reduces the buyers’ need for a longer due diligence period and better positions the seller for a successful outcome.
